Q: Are any licenses required to perform property management?

Yes, the law requires that property managers are licensed with the Department of Real Estate. Ascent Asset Management is a fully licensed and insured company in State of Colorado.

Q: How do I know you will select a good tenant for my property?

Our criteria are high when it comes to choosing our residents.  Our screening procedure takes into account an applicant’s credit report and employment history and prior rental history.  Our thorough background checks result in better qualified residents which creates a lower tenant turnover rate.

Q: How much does professional property management cost?

Generally the cost of property management is a percentage of the monthly gross rent.
At Ascent Asset Management, you can expect to pay 9% of the monthly gross rent.

Q: Is the cost of property management deductible?

Yes, just like your mortgage interest, property taxes and the cost of repairs.

Q: Why shouldn’t I manage my property myself?

Lots of owners choose to manage their property themselves and many of them are very successful. However, many of them have found out that their time is more valuable spent elsewhere.  Here are a few of the things you can expect to do if you manage your own property:  set the rent, advertise, phone screen applicants, set leasing policies, maintain building’s major systems on a regular schedule, maintain landscaping, contract with service professionals as needed, familiarize yourself with fair housing laws and other legal knowledge pertaining to housing, collect rent, keep records, be available 24/7 to handle emergencies and the list goes on. 

Q: Will I have to pay for property repairs?

Yes, just as you would if you were to manage the property yourself, you are still responsible for maintaining the property. By allowing us to handle the maintenance issues of your investment property we can save you money because we have an in house maintenance crew available for general repairs and on call emergency services for those late night repairs that just cannot wait until business hours.
